DOES STAGING WORK?
DELIGHTED CLIENT: STAGING HELPS TWO FLATS SELL WITHIN TWO WEEKS
THE PROJECT
Stage to sell two renovated, empty, two-bedroom flats in the heart of Waltham Abbey, Essex.
THE RESULTS
Offer accepted within 13 days of listing the property, at a price the seller was delighted with. This was repeated quickly for the second flat.
THE TAKEAWAY
Bringing in a professional company to furnish empty properties allows owners to get quicker sales, with an easy and streamlined process.
“We needed someone to come in and have that expertise to own the whole process, which Mint Staging did.”
SETTING THE SCENE
“We achieved above what we were expecting, and also more quickly - which for people in our business is exactly what we want.”
Becky Brignall is a residential property developer. Her project is a pair of near-identical, two-bedroom flats, on the corner of a much larger site. With another property to sell, and a ground-up build to focus on, Becky needed the flats to sell quickly.

“We’re confident that we’ve definitely got our money back from the investment in the staging, and made more.”

Time is of the essence for property developers. Balancing a complex project, with financial obligations and unexpected challenges, means selling a property quickly and reliably is a must.

Becky explained the background to the decision:
“We were worried that people may respond to the advert, but when they got to the site, might not like what they see in the first 30 seconds.”

The property lacked kerb appeal, which was a factor; but Becky also felt that having an attractive interior would be important. She explains feeling compelled by seeing Mint Staging’s work, shared by a peer:

She explains, “For me, it was seeing [the previous Mint Staging] example. I remember having a conversation with [the owner] years ago; he has a particular interest in interiors, and is a developer. He spends time and effort and consideration into the finishes, so I trust his judgement. So when I saw [the Mint Staging example], I thought, this is what we need.

“When I saw the [Mint Staging example], I thought, this is what we need."
“After he saw the effect of staging, our agent totally changed his opinion - and asked for the staging to remain.”
THE STAGING
The Mint team got straight to work, putting together a package of furniture and décor that would suit Becky’s light-filled flats.

“The finish… we love it.”
With heritage in the building itself, and a relaxing green kitchen, the property has a classic feel. Yet the high quality finish and modernisations of the space mean that vibrant, youthful design touches work well, too.
The furniture picks included fashionable mid-century styles in the living room, and classic luxury items in the bedrooms. These are all set off with décor that creates a sense of home.
Trending styles, such as this scallop edge to the dressing table, ensure the interiors will attract stylish young buyers.
“We needed someone to come in and have that expertise to own the whole process, which Mint Staging did.”
Becky and her business partners are kept incredibly busy with their work as property developers. As a result, when it came to this, they wanted it to be a seamless, easy process.

Which it was. Mint Staging picked and packed everything needed, bringing it to the flat for installation over 48 hours. From instructing the staging company, Becky had a completely furnished flat, ready to go, within just two weeks.

“It was a very easy and streamlined process… It happened without me, which is what I was after."

THE OUTCOMES
Becky explains the staging had an incredible impact on the process with her estate agent. They, too, liked the items that Mint Staging provided; but they weren’t initially convinced.

“He had a big swing in opinion. At the start, he didn't feel we needed staging, or that it was the usual thing to do.
After he saw the effect of staging, he totally changed his opinion - and asked for the staging to remain.”
Becky had two flats to sell. Not only did the first one, with the staging inside, attract an offer within 13 days; the second flat also sold quickly.

“It was really quick."

Moving the furniture to the second property was suggested by the estate agent. They had seen the brilliant results of home staging - a totally transformed outlook.

Not only that, but the final offers on the flats actually beat some agents’ expectations. Becky wisely requested valuations from several agents locally.

The return on investment for this project is clear to see. With some valuations around 280-300k, the eventual sale price for both flats was higher.

Valuations in the range of £280-300,000 | Sold for £315,000
Mint Staging asked Becky for the final word on staging; would she recommend it to others?
“Without question, it was beneficial. You should consider it for one or as many of your properties as you can.”
