SETTING THE SCENE

Becky Brignall is a residential property developer. Her project is a pair of near-identical, two-bedroom flats, on the corner of a much larger site. With another property to sell, and a ground-up build to focus on, Becky needed the flats to sell quickly.

Time is of the essence for property developers. Balancing a complex project, with financial obligations and unexpected challenges, means selling a property quickly and reliably is a must.

Becky explained the background to the decision:

“We were worried that people may respond to the advert, but when they got to the site, might not like what they see in the first 30 seconds.”

The property lacked kerb appeal, which was a factor; but Becky also felt that having an attractive interior would be important. She explains feeling compelled by seeing Mint Staging’s work, shared by a peer:

The Mint team got straight to work, putting together a package of furniture and décor that would suit Becky’s light-filled flats.

Becky and her business partners are kept incredibly busy with their work as property developers. As a result, when it came to this, they wanted it to be a seamless, easy process.

Becky explains the staging had an incredible impact on the process with her estate agent. They, too, liked the items that Mint Staging provided; but they weren’t initially convinced.

“He had a big swing in opinion. At the start, he didn't feel we needed staging, or that it was the usual thing to do.

 

After he saw the effect of staging, he totally changed his opinion - and asked for the staging to remain.”

 

Becky had two flats to sell. Not only did the first one, with the staging inside, attract an offer within 13 days; the second flat also sold quickly.

Moving the furniture to the second property was suggested by the estate agent. They had seen the brilliant results of home staging - a totally transformed outlook.

Not only that, but the final offers on the flats actually beat some agents’ expectations. Becky wisely requested valuations from several agents locally.

The return on investment for this project is clear to see. With some valuations around 280-300k, the eventual sale price for both flats was higher.
