SETTING THE SCENE

Our client Hazel had converted a building in the grounds of her property in 2016. This neat, pied-a-terre style dwelling was rented up until 2025, and with incomplete interiors, needed a visual lift to attract buyers.

From the outset, Hazel wanted to get clarity on the housing market, and find the best approach when selling. Naturally, consulting estate agents was part of the process, but she also decided to explore the visual presentation of the home.
​
Initially, bespoke furnishing wasn't recommended by property agents, and Hazel had the chance to test her property on the market as it was. "But then I had a couple of viewings, and people were very picky about things, such as hairline cracks in plaster."

BEFORE: On the market for a month, with poor feedback from viewings and zero offers.

What was Hazel's reaction to the initial period of the property being listed on Rightmove?​ She could see there was interest - viewings were booked in - so the price was acceptable to buyers. But the feedback, and lack of offers, made it clear there was something wrong.​

Fortunately, Hazel knew Mint Staging offered fast and easy rental of high-end interiors, exactly for this purpose.
She was keen to make the best of this sale, saying "I'll give it everything I've got." Taking an active interest in the marketing and sales process is one of the best things homeowners can do, in our opinion.

For our client, taking control of the property's marketing didn't just mean redecorating and weeding. Hazel instinctively knew that good visual presentation of the property would help command a higher selling price.

There are two major factors you can influence when you're selling: the visual appeal (and in-person feel) of the interior; and the price.

Both of these 'levers' can be pulled to get to a faster sale. Empty properties have been shown to perform less well than staged ones. And, it stands to reason that luxury interiors will attract buyers.

THE STAGING
We scheduled installation for Hazel within two weeks. This would include a set of furniture picked especially to fit in the space - a crucial part of the process.

“My main query was around style, and how you would decide what to put in the property.”
Working with the floorplan, I devised a layout for the open-plan kitchen and living area, and two bedrooms. I also visited the property to take precise measurements, checking the space by being in it.

I created a serene yet modern look for Hazel's two-bed, with classic styles in the main bedroom that would appeal to buyers of all kinds.

In the open plan kitchen and living space, a circular table in light oak created a knock-out dining area. Comfortable, relaxing elements within the living space made best use of the room's double doors onto the garden.

ENSURING INTERIORS MATCH YOUR BUYER
As Hazel pointed out, there are many different styles of furniture and interior design. How would we narrow it down? During her in-person consultation, we discussed the ideal buyer for her property.
Previous viewings had been more from men, so it was important the interior schemes had broad appeal, and not skew toward overly feminine styles.
Overall, with a green themed living room scheme and monochrome bedroom, the staging told the perfect story about all the spaces in the home - and helped sell it the very next week.

THE OUTCOMES
Hazel explains there was a total turnaround in the fortunes of her property, before and after staging.
“In my experience, it was literally like night and day.”
She went from a low level of viewings, to a ‘flurry’ of them - and three buyers competing to secure the flat. She was able to choose her preferred buyer, and offers were over the asking price.

She also shared with me the reactions she had from relatives, with one family member saying from the outset they thought the staging was a good idea.

"Wow, what a difference."

Another family member wasn't so sure why Hazel was investign in furnishing a property to sell it. But this quickly disappeared when they saw the photo of Mint Staging's work in the flat. "She said 'wow, what a difference'."

And was it a wise investment?
​
Hazel told me "I'd more than got my money back" on her investment in the staging. She believes that others who use home staging would make a gain, "because you're making the space that much more attractive. It will increase the demand, as I found out myself."

Hazel also reflected on the additional benefits you find by having a fast sale. Though we can't see a 'sliding doors' dual out come - what if the staging hadn't been done? - her instinct is that the results certainly wouldn't have been as good.
"I'm sure I wouldn't have had as much interest and I'm sure I wouldn't have got a high a price."
It's a story I tend to see for our clients. Home staging really is an efficient, effective, and smart tactic - that gets you results.
